Who We Are

Aloha Staged Homes LLC specializes in bringing vacant properties to life by a process called Staging.

Staging is the process of preparing a property for sale (or preparing the property for another function, such as an event) so that the property shows in the best possible light working within a reasonable budget.

In a hot market, a Staged property will command more money with less days on the market. In a slower market, it is the Staged property that will sell before the un-Staged property, everything else pretty much equal (price, location, condition).

We believe Staging to be the highest form of visual real estate marketing. From 2004-2009, Aloha Staged Homes LLC helped realtors and owners island-wide sell over $70 million in properties on Oahu. This year continues to be a year that is establishing Staged Properties as an industry standard in real estate marketing in Hawaii.

The Difference Between Staging and Interior Decorating

Interior Decorating begins with the owner and appeals to the ownerís taste and lifestyle, and is usually done from a special budget set aside for the purpose of interior decorating. Interior decorating could take several weeks or months to complete, depending upon the scope of the project.

Staging, on the other hand, brings in temporary furnishings, art and accessories that complement the property and seeks to appeal to the unknown buyer. Staging creates high-impact focal points with “a bit of drama” and highlights special features of the home or property. Staging is usually completed in 1-2 days.

Staging brings in life, texture, colorówhere there would otherwise be empty space. Staging also helps potential buyers to visualize actually living in and enjoying the property.

How We Work

Aloha Staged Homes LLC will come out to your clientís property and take photo images of each room or area to be staged, including special highlights of the property such as an ocean view, or expansive backyard.

We strive to come back to you with your BEFORE photos and a staging proposal within 48 hours. Upon completion of Staging, we will provide your client with AFTER photo images for their property portfolio.

Special Awards

Aloha Staged Homes LLC has recently been awarded a Design Contract for decorating three prestigious Wailea Beach Villas condominium properties in Wailea, Maui. These high-end vacation rentals at Wailea Beach Villas debut in June 2006.
